Clean indoor covers & panels
Remove covers, panels and filters. Thoroughly wash the cover with jet machine and carefully hand wash the panels and filter.
Inspect indoor coil
Inspect indoor coil condition, straighten coil fins to improve the heat exchange process. Check for mould, dirt and grime that can cause heat exchange failure and prevent indoor fan coil from cooling. Clean the coil and brush off any light dust and dirt.
Inspect indoor and outdoor drainage
Inspect the indoor and outdoor drainage. Visually inspect drain to ensure it’s clean, free from debris, and has good flow to prevent water leaks. Test the drain with water.
Test electrical connections and circuit
Ensure all connections are tightened and safe, and the isolation switch is correctly operating. Ensure that the main power cable is concealed and insulated; if damaged or not insulated, make recommendations.
Check and clean blower wheels
Inspect the cleanliness of blower wheels for dirt and grime build-up, and clean if necessary.
Calibration of your thermostat
Calibrate thermostat, monitor thermostat operation, and test all modes (fan on, cool, and heat) to ensure it is operating correctly.
Measure airflow & monitor defrost operation
Test for correct airflow and monitor defrost operation. Measure temperature difference across coil. Insert temperature airflow meter in return and evaluate performance.
Inspect the ducting
Visually inspect ductwork for damage. Check for major air leaks. Ensure connections at the indoor fan coil, duct connections, and fittings are secure. Carry out necessary repairs.
Inspect fan coil & condenser mounting level
Inspect mounting level and ensure condenser and fan are level, as unbalanced coils/compressor will affect efficient operations and shorten life.
Test condensate pump (if applicable)
Test condensate pump operations (if applicable). Check pump is clean and free from debris. If blocked, recommend necessary repairs.
Test zone motors (if applicable)
Test operation of zone motor dampers (if applicable) to ensure they are closing and opening correctly. If not operating correctly, provide recommendations.

Test voltage and amperage draw to confirm that your air conditioning unit is not overdrawing current and wasting power.
Test refrigerant pressures
Test and record refrigerant pressures on the condenser and evaporator coil, ensuring no drop in pressure that could indicate leaks.

Check condenser exterior is in good condition. Coat condenser with fresh paint (if required).
