Regular maintenance on your air conditioning system is integral to maintaining its efficiency. The various parts of the system requiring steady maintenance are the filters, coils, and fins.
When systems are regularly maintained they are thoroughly sterilised and have the dirt and debris that builds up throughout the various parts and filters removed. This is especially important for individuals or their family members with allergies or who have asthma.
Contaminants pollute your air conditioner and also propel through the air every time you run your system.
Contaminates lodged in the filters of the fan coil will cause the coil to freeze over and place unnecessary strain on the systems.
Contaminants build harmful bacteria in your system, causing blockages which prevents sufficient airflow.
Contaminates reduce your air conditioners air flow capacity to heat or cool the air, causing high heat loads on the fan motor.

Common defects we find are:
Examine air filtration
Examine and clean the air filtration so that your Air Conditioner is operating at its optimum efficiency.
Wash indoor covers & panels
Remove covers, panels and filters. Thoroughly wash the cover with jet machine, whilst carefully handwashing the panels and filter.
Inspect indoor coil
Inspect indoor coil condition, straighten coil fins to improve with the heat exchange process, check for any mould, dirt and grime, that can cause heat exchange failure and prevent indoor fan coil from cooling. Wash the coil and brash of any light dust and dirt.
Inspect the Indoor and outdoor drainage
Inspect the indoor and outdoor drainage. Visually inspect drain is clean and free from debris and ensure it has good flow to prevent water leaks. Test the drain with water.
Test electrical connections and circuit
All connections are tightened and safe, and ensure that the isolation switch is correctly operating. Ensure that the main power cable is concealed and insulated; if damaged or not insulated make recommendations.
Clean blower wheels (if necessary)
Inspect cleanliness of blower wheels for dirt and grime build up and if necessary clean.
Calibration of your thermostat
Thermostat calibration, monitor thermostat operation and test all mode’s: fan on, cool, heat, and emergency heat to ensure it is operating correctly.
Measure air flow & monitor defrost operation
Measure for correct airflow and monitor defrost operation, measure temperature difference across coil. Insert temperature Airflow meter in return and supply plenum’s and subtract the supply temperature from the return temperature.
Inspect the ducting
Visually inspect ductwork for insufficiencies. Check for major leaks, plenum connections at the indoor fan coil, duct connections, and ensure fittings are not damaged. Carry out necessary repairs.
Inspect fan coil & condenser mounting level
Inspect mounting level and ensure condenser and fan is level as unbalanced coils/compressor will affect efficient operations and shorten life.
Condensate pump, if applicable.
Test condensate pump operations (if applicable), check pump is clean and free from debris. If blocked, recommend necessary repairs.
Test zone motors (if applicable)
Test operation of zone motor dampers (if applicable) to ensure they are closing and opening correctly. If not operating correctly, provide recommendations.
Measure volts/amps
Measure volts/amps, test voltage and amperage draw to ascertain that your Air Conditioning unit is not overdrawing current and wasting power.
Test refrigerant pressures
Test and record refrigerant pressures on the condenser and evaporator coil, ensuring no drop in pressure that could indicate leaks.
Leak test systems
Carry out a refrigerant leak test using a detector, inspecting the coils and connections.
Test starting capabilities
Test starting capabilities and compressor amps with your clamp on the amp meter, check the data tag on the equipment to ensure that they are within factory specs. If reading is not in spec, make recommendations.
Test reversing valve functions
Test reversing valve functions and make sure reversing valve and coil valve functions are operating correctly.
Test safety controls (Isolator & Breaker)
Test safety controls, make sure that the breaker and isolator are the correct sizes. Ensure the isolation switch is correctly operating and the main power cable is concealed and insulated. Check the wiring, and that there is not any water inside the isolator.
Inspect outdoor condenser & coil
Inspect outdoor condenser and coil, straighten outdoor coil fins to improve with the heat exchange process, and check inside condensing unit for any infestations of vermin or insects. Wash outdoor condenser coil.
Check condenser air circulation
Check condenser air circulation and ensure condenser has no obstruction and that it is clear to allow good air flow.
Check condenser exterior
Check condenser exterior is in good condition, coat condenser with fresh paint (if required).
System Report
Supply system report upon Tune-Up completion and report on any further works required.
