The number one issue with having an air conditioner blast cold air into your home or office workspace is that they are often not cleaned as thoroughly as they should be. Not changing the filters can cause many different kinds of bacteria and fungi to accumulate.

Air conditioners can also be a breeding ground for black mould, due to the high amount of moisture that builds up from condensation that’s created with all the cool air that passes through.

Mould spores and other bacteria breed when they have both moisture and food (dust, dirt), and your A/C can easily contain both.

A quick fix for this is to make sure your air conditioning unit is cleaned regularly and the filter is also cleaned or changed every couple of months as required.

How this happens

To cool your home or office work space, air is blown over the cold evaporator coils in your air conditioning system. As the air passes over the coils, the moisture in the air condenses and collects on the coils. This moisture collects bacteria, dirt and dust from the air.

This creates a perfect environment for mold, mildew and bacteria to grow and then be blown back into your office’s air.

How to prevent the spread of germs

  • Clean up water damage immediately to prevent the growth of mold
  • Make sure bathroom exhaust fans are running to reduce humidity and prevent moisture

  • Calibration of your thermostat to ensure the home is kept at a comfortable temperature all year round.
  • Examine and clean air filtration, so that your air conditioner is operating at its maximum efficiency.
  • Clear obstructions to allow good airflow.
  • Visually inspect the ductwork for insufficiencies, determining that there are no faults or blockages.
  • Inspect all zone motors and controls
  • Test condition of the interconnecting services and pipe.
  • Drainage inspection, visually inspects condensation for flow and leaks.
  • Test operation of a condensate pump, if applicable.
  • Test-inside condensing unit for any infestations of vermin or insects. Inspect refrigeration circuit conditions of the condenser and evaporator coil as well as visual inspection for refrigerant leaks.
  • Test and record refrigerant pressures.
  • Inspect indoor and outdoor coil condition for any mould, dirt and grime, that can cause heat exchange failure, preventing the indoor fan coil from cooling.
  • Inspect electrical circuit, test all connections are tightened and safe, and ensuring that the isolation switch is correctly operating.
  • Test voltage and amperage draw, to ascertain that your A/C unit is not overdrawing current and wasting power.
  • Inspect that the reversing valve is functioning correctly. Test and record unit temperature differences.
  • Inspect fan coil and condenser mounting level.
  • Report on any further works required.
  • Supply system report upon Service Tune-Up completion.
